A quick walk-around a couple times a year catches most deck problems while they're still cheap and easy to fix. Here's what to look for.
Wobbly or Loose Railings
Grab the top rail and give it a firm push. Any noticeable movement means the connection to the posts has loosened — usually just a matter of fasteners backing out over time from weather and use.
DIY-friendly: Often just a matter of tightening or replacing the lag bolts connecting the railing posts to the deck frame.
Soft or Spongy Boards
Walk the full deck and pay attention to any spot that flexes or feels soft underfoot compared to the rest. That's usually water damage or rot starting underneath, even if the top of the board still looks fine.
DIY-friendly: A single soft board can be replaced on its own if the frame underneath is still solid.
Rust Stains or Popped Fasteners
Rust streaks running down from screws or nails mean the fasteners are corroding — common with older, non-coated hardware in Florida's humidity. Popped nail heads sticking up are both a trip hazard and a sign the board underneath has started to shrink or warp.
DIY-friendly: Swapping old fasteners for coated deck screws is a straightforward fix.
Gaps Where the Deck Meets the House
The ledger board — where the deck attaches to your house — is the single most safety-critical connection on the whole structure. Any visible gap, movement, or water staining where it meets the house is worth taking seriously.
When to Call a Pro Instead
Anything involving the ledger board connection, the support posts, or more than a couple of boards at once is worth having a professional look at — that's the structural core of the deck, and getting it wrong is a safety issue, not just a cosmetic one. Same goes for any rot you find that extends into the framing rather than just the surface boards.
